Brixton Capital, a vertically integrated operator of retail and multifamily properties, entered the Texas retail market with the acquisition of Oak Grove Plaza, a 120,552-square-foot, grocery-anchored shopping center. Brixton acquired the property from Chicago-based Nuveen for an undisclosed sum.

Oak Grove Plaza

Located at 5190-5250 Highway 78 in Sachse, Oak Grove Plaza includes two in-line buildings and a Kroger gas pad on 15 acres. The Class A property is anchored by Kroger, which has operated on-site for 23 years and continues to perform substantially above chain average, thereby driving strong patronage for the in-line stores as well.

Other tenants include Wingstop, Subway, Domino’s Pizza and Kumon, along with a roster of daily-needs services and medical providers such as Baylor Scott & White Primary Care, Oak Tree Dental, Athletico Physical Therapy, The UPS Store and more.

“We’re proud to invest in a high-quality retail destination that provides a diverse array of essential services, shops and restaurants for this vibrant and growing community,” said Brixton Capital President and Chief Investment Officer Rob Taylor. “Oak Grove Plaza also provides value-add potential for our firm and our investors.”

With the acquisition, Brixton has the opportunity to build out an additional pad on the property. Doing so would increase net operating income against a basis already established at acquisition, even without relying on rent growth.

Market Dynamics

A northeastern suburb of Dallas, Sachse is part of the Dallas-Fort Worth (DFW) metroplex. Oak Grove Plaza holds the gateway position into Sachse at the Firewheel node, the dominant retail concentration in the northeast quadrant of the metroplex.

“Oak Grove Plaza sits at a high-traffic intersection in one of DFW’s tightest retail submarkets, anchored by a top-performing Kroger and supported by a roster of necessity-based, service-oriented tenants — medical, dental and daily-needs uses — that generate consistent, recurring traffic,” said Brixton Capital Director, Investments Nick Hsieh. “That durability, paired with a fast-growing, affluent trade area with strong spending power, is exactly what drew us to the asset.”

The Firewheel trade area sits directly east of the Plano corporate corridor, where the Legacy West neighborhood and the surrounding office concentration anchor one of the highest-income employment bases in Texas. As Plano and Frisco have built out and compressed housing affordability, that workforce has pushed east into Sachse, Wylie and Murphy. This movement continues to deliver new single-family rooftops at rates well above the metroplex average and reflecting household incomes of the residents’ Plano employment.

According to CBRE’s Dallas-Fort Worth 2026 Real Estate Market Outlook, the DFW retail market is notably strong overall: “The DFW metroplex has an average household income of $128,741 with nearly 17% of the population earning $200,000 or more. Emerging trends in income and population growth and e-commerce retailers will shape consumer behavior, spurring brick-and-mortar activity and co-tenancy evolution in shopping centers.”

Entering the Texas Retail Market

Brixton ranks among the West Coast’s leading retail investors, having invested approximately $400 million in retail properties over the past 12 months alone. The firm is also a well-established multifamily investor in Texas, with properties in Dallas, Houston, San Antonio and Corpus Christi.

“Due to our presence in Texas’ multifamily market, we’re well acquainted with its major metropolitan areas,” said Brixton Capital Founder and Chairman Marc Brutten. “Expanding our retail portfolio into the state is a natural next step. We will continue to strengthen our investments through operational optimization, income growth and value-add execution. This commitment also enhances the tenant and patron experience.”

The Oak Grove Plaza acquisition is part of Brixton’s programmatic joint venture with an undisclosed global alternative investment manager to grow Brixton’s portfolio of shopping centers throughout the U.S.

Jim Batjer and Harrison Tye of CBRE represented Nuveen and Brixton Capital in this transaction. Michael Cosby and Tom Burns of CBRE arranged financing on behalf of Brixton.
